Coating Concrete in the Amador Valley
Epoxy flooring in Dublin, CA is mostly a garage job, and Dublin has a lot of new garages. The city grew from 46,036 people in 2010 to 72,589 in the 2020 census, and ACS estimates for 2019 to 2023 put the median year a Dublin home was built at 2004. Close to a third of the housing went up in 2010 or later, in places like Wallis Ranch, Tassajara Hills and the other neighborhoods spreading east toward Tassajara Road. That means most floors we see are sound, fairly smooth slabs. It also means many still carry the curing compound or sealer the builder put down, and a coating will not bond to that until it is ground off.
Heat and sun are the main stress here
The Tri-Valley does not deal with road salt or long freezes. It deals with heat. Next door in Pleasanton, Wikipedia's climate table shows a mean July and August high of 89°F and a record of 115°F, and Livermore's record reaches 116°F. Rain is light, about 14.5 inches a year, and most of it falls in winter. A garage with its door facing west takes direct afternoon sun on the first few feet of floor, and cars come home with hot tires off I-580 and I-680. Standard epoxy can yellow or chalk in UV, and a thin coating can soften under hot tires and lift. For sun-exposed floors we finish with a polyaspartic or other UV-stable topcoat, which HomeGuide rates excellent for UV resistance where it rates epoxy poor to fair.
Clay soil and cracks
Dublin sits in the Amador Valley, which Wikipedia describes as former marshland drained by Arroyo de la Laguna. A PG&E environmental report on the Tri-Valley found that the Diablo and Pescadero soils mapped at its Dublin substation site have a high shrink-swell potential, meaning the clay swells when wet and shrinks when it dries out. The Calaveras Fault also passes through or near Dublin and San Ramon, and parts of it creep slowly. Garage slabs here often show hairline cracks within a few years. Before we coat, we look at each crack, fill and bridge the stable ones, and point out any that look like they are still opening so you can decide what to do about them first.
Systems we install
- Garage floor epoxy: a thick, bonded base coat with color, flake or both, sealed under a clear topcoat.
- Flake floors: vinyl chips broadcast into the base coat, which hide dust and tire marks and add grip.
- Polyaspartic coatings: fast-curing, UV-stable coats that let you use the garage again within a day or two.
- Metallic epoxy: poured, swirled finishes for home gyms, game rooms, offices and sales floors.
- Patio and pool deck coatings: textured, lighter-colored finishes for concrete that sits in the sun.
- Commercial and shop floors: heavier 100% solids systems for warehouses, workshops and service bays.
What happens on a garage floor job
- We confirm what has to be moved out and where your cars will park while the floor cures.
- The slab is checked for builder sealer, oil, cracks and moisture.
- The full floor is diamond ground, edges and corners included, and vacuumed.
- Cracks, chips and pits are filled. Control joints can be filled for a smooth look or left open.
- Base coat, flake or color, and topcoat go down, usually in one or two days.
- You get written timing for walking, moving storage back and parking.
Townhomes, HOAs and tight garages
About 17% of Dublin's housing units are single-family attached homes, many of them townhomes with one- or two-car garages opening onto a shared drive. Those jobs need a plan for parking, dust and noise, and some associations limit work hours. Tell us if you are in an HOA and we will schedule around its rules.
Where We Work
Dublin is home base, and we coat floors across the Tri-Valley and the nearby East Bay: Pleasanton, Livermore, San Ramon, Danville, Alamo, Blackhawk, Camino Tassajara, Sunol, Castro Valley, Hayward, San Leandro, San Lorenzo, Union City, Fremont, Newark, Walnut Creek, Lafayette, Moraga, Mountain House and Tracy. Conditions change as you go. Inland valley towns like Livermore and Tracy get hotter summers, so UV and hot-tire resistance matter most there. Bay-side cities such as Hayward, San Leandro and San Lorenzo have more postwar homes with older, more patched slabs. Newer master-planned areas in east Dublin, Dougherty Valley and Mountain House usually have younger concrete with builder sealers that must be ground off. Each area page covers what we know about floors there.

Common Questions
How much does epoxy flooring cost in Dublin, CA?
HomeGuide's national range for installed epoxy is $4 to $10 per square foot, which works out to about $1,600 to $5,800 for a two-car garage. Polyaspartic runs $5 to $12 per square foot in the same guide. Bay Area labor, builder sealer removal and crack repair can push a job toward the upper end, so we price your floor after seeing it.
How much to epoxy a 1,000 sq ft floor?
At HomeGuide's $4 to $10 per square foot, 1,000 square feet comes to roughly $4,000 to $10,000 for epoxy. A polyaspartic or full flake system on the same area would land higher. Large open floors are often cheaper per foot than small ones, while heavy crack repair or coating removal adds cost.
What is the downside to epoxy flooring?
Epoxy needs a clean, ground slab and can peel where sealers, oil or moisture are left under it. Standard epoxy can take up to a week to fully cure and has poor to fair UV resistance, so it can yellow in sunlight. It is also slick when wet unless texture or flake is added. We plan around each of these on Dublin floors, especially the UV issue.
How long will an epoxy floor last?
HomeGuide gives 10 to 20 years for solid epoxy and 10 to 20 years or more for polyaspartic, compared with 3 to 5 years for water-based kit products. How long yours lasts depends on prep, traffic, sun and how the floor is cleaned. A well-bonded floor that is swept and mopped regularly holds up far longer than one that was rolled on over a sealer.
Can you coat over the cracks in my garage floor?
Yes, in most cases. Hairline shrinkage cracks are common on newer Dublin slabs, and we grind, fill and coat over them. If a crack is wide, uneven on each side, or keeps getting bigger, the slab may still be moving, and a coating can crack along the same line. We tell you which kind you have before quoting.
Will an epoxy garage floor turn yellow in the sun?
Plain epoxy can amber over time with UV exposure. Garages here often sit with the door open on hot afternoons, so we use a polyaspartic or other UV-stable clear coat on top. That topcoat takes the sun and protects the color and flake underneath.
How long before I can park on a new coated floor?
It depends on the system and the weather. HomeGuide says polyaspartic reaches full cure for vehicles in 24 to 48 hours, while standard epoxy can take up to a week. Warm Tri-Valley weather often speeds things up, and we give you a specific day and time for your floor.
